What is Included in Your Home Inspection?

When you decide to buy a house, and make it your home, we are here to help you identify any potential problems with the property, as well as give you confidence in everything that is right with the property you want to make your home.

Our inspections are non-exhaustive physical inspections of inspection items on the day we inspect it. Access to inspect certain aspects may be physically impossible to obtain preventing our inspector from seeing 100% of everything there is to see. Examples might be the pitch of the roof preventing our inspector from being able to get all the way out to the edge of the trusses to see everything in the roof. Often times, the current owner’s personal property may prevent access to items like the electrical service panel, or the floor in the garage. We inspect everything we have access to inspect.

The typical inspection takes2-4 hours depending on the location, the size and whether the house is built on a slab or on a crawl space. Using a range of investigative tools and specialized skills, we will inspect your home from top to bottom, providing you with a comprehensive inspection report as to our findings, as well as recommendations for preventative maintenance and items to budget for in the future.


        Our reports are generally available within 24 hours of a completed inspection. They are comprehensive and clearly detail the results of everything we found “acceptable, ” your home inspection.  We DO NOT own your report, it belongs to you alone.  As such, we will not provide a copy to anyone except you, and your real estate agent if you allow.
